Valuation Specialist Contractor
The Valuation Specialist is a non-employee (1099), hourly rate, on-call contractor position which requires experience as a real estate appraiser. The opportunity is very flexible in nature, i.e., a candidate can continue working their existing appraisal business while being available to work as needed at Kondaur. The workload can vary greatly from a few days on, and then days or sometimes even weeks with no work. The hours can be long when a deadline looms and can include weekends. The valuation process consists of valuing properties in all 50 states, from distressed residential mortgages. Successful candidates will demonstrate the proven ability to evaluate properties from an appraiser's perspective and work professionally with our Asset Managers to achieve the company goals and objectives.
Responsibilities:
- Participate in the valuation process of distressed assets which includes direct contact with Realtors throughout the US, property value research and analysis and various clerical duties.
- Property value research and analysis using public and private record databases.
- Staying up-to-date on current market trends and current business events.
- Perform other related assignments / projects as requested by Management.
- Internal contact with other departments.
Requirements:
- 8+ years Residential Real Estate Appraisal experience.
- Solid organizational skills and ability to multi-task.
- Excellent interpersonal skills with a proven ability to work as part of a team.
- Proactive thinking with detail-oriented and creative problem solving approach.
- Ability to work creatively and proactively with minimal supervision.
- Ability to manage a workload that can include extensive hours and weekends.
- Experience reviewing BPO's and CMA's a plus.
- Working knowledge of MS Word, Excel and Outlook.
