JON DAURIO - Chairman of the Board & Chief Executive Officer

Jon R. Daurio, Esq. is the Chairman and Chief Executive Officer and a director of Kondaur Capital Corporation since its inception. From June 2006 to June 2007, Mr. Daurio was a consultant to the mortgage banking industry and, from September 2006 through February 2007, Mr. Daurio worked full time as a consultant to The Prieston Group. From its inception through the end of 2007, Mr. Daurio was also the President, Chief Financial Officer and Secretary as well as a Director of PPCC, Inc., an entity he formed in 2004 to hold and service second lien loans originated by Park Place Capital Corporation. Mr. Daurio co-founded Park Place Capital Corporation in 2001 as its Executive Vice President, Chief Administrative Officer, General Counsel, Secretary and Director. Park Place Capital Corporation was a special services company very similar to Kondaur, which sold its “scratch and dent business” to an Ameriquest Mortgage Company affiliate in 2002 and which then changed its name to “Sprint Funding Corporation”. Mr. Daurio was Sprint Funding Corporation’s President, General Counsel, Secretary and Director through to its closure in May 2006. Mr. Daurio also co-founded Encore Credit Corp., a national, wholesale, residential mortgage banker, and its former parent, ECC Capital Corporation (former NYSE trading symbol: ECR), a mortgage real estate investment trust. From Encore Credit Corp.’s inception in 2001 through 2004, Mr. Daurio was its Executive Vice President, Chief Administrative Officer, General Counsel, Secretary and a Director. Mr. Daurio held the same positions within Bravo Credit Corporation, which was ECR’s retail lending platform. From 1998 to 2001, Mr. Daurio was the President, Chief Executive Officer and Director of Loan Funding Corporation of America, a national, retail, residential mortgage banker. Previously, Mr. Daurio founded and managed the operations of Financing USA, the consumer direct lending division of Long Beach Mortgage Company. Mr. Daurio also served Long Beach Mortgage Company and its predecessor, Long Beach Bank, F.S.B., as Senior Vice President and Corporate Counsel since 1992, as well as being an officer and director of many of both Long Beach Bank and Ameriquest Mortgage affiliates. Prior to joining Long Beach Bank, he was the managing partner of O’Connor, Schmeltzer, Armstrong & Daurio, a law firm in Irvine, California, and an Associate Attorney with Latham & Watkins. He has Juris Doctor and Master of Business Administration degrees from the University of Southern California. In 1982, he earned a Bachelor of Arts degree cum laude from Harvard University. Mr. Daurio is also a fifth degree Black Belt in Tae Kwon Do.

JOHN KONTOULIS - President

John Kontoulis is the President and Chief Financial Officer, as well as a Director, of Kondaur Capital Corporation. Mr. Kontoulis was also recently a director of PPCC, Inc. and previously served as its Chief Financial Officer. Mr. Kontoulis co-founded Park Place Capital Corporation as its Executive Vice President, Chief Financial Officer, Director of Secondary Marketing and Director. Mr. Kontoulis also served as Executive Vice President, Chief Financial Officer, Director of Secondary Marketing and Director of Sprint Funding Corporation. Mr. Kontoulis also co-founded Encore Credit Corp., ECC Capital Corporation and Bravo Credit Corporation, where he served as Chief Financial Officer, Director of Secondary Marketing and Director. As part of the reorganization of the Encore family of companies in February 2005, Mr. Kontoulis became Encore Credit Corp.’s Director of Strategic Planning. During the time between Mr. Kontoulis’ leaving Encore in December 2005 and the inception of Kondaur, he provided consulting services to the mortgage banking industry. Mr. Kontoulis was Senior Vice President of NC Capital Corporation, a subsidiary of New Century Mortgage Company, overseeing the Secondary Marketing, warehouse facilities and cash flow management of the New Century from 1996 to January 2001. From 1993 to 1996, he was a Vice President at Option One Mortgage, in charge of Secondary Marketing activities. From 1990 to 1993, Mr. Kontoulis was a division Controller for Long Beach Mortgage. From 1987 to 1990, he was a Vice President in charge of Lending Operations at Brookside Savings and Loan. Mr. Kontoulis began his career in public accounting with Shelby, Rucksdashel and Jones CPA’s, from 1981 to 1987. Mr. Kontoulis is a CPA and has approximately 25 years of experience in the financial services business.

JANICE RAMOCINSKI - Chief Operating Officer & Chief Financial Officer

Janice Ramocinski is the Executive Vice President, Chief Operating Officer and Secretary of Kondaur Capital Corporation. Ms. Ramocinski was the founder, and had been for more than a decade, the President of Verify LLC, which provided due diligence, fraud investigation and litigation support, quality control and operations improvement consulting services to the financial institution, mortgage banking and real estate industries. Verify was the outgrowth of the first industry-wide effort to directly link mortgage lenders with the Internal Revenue Service to verify borrower tax return information. Ms. Ramocinski sold Verify in 2005. In 2002, she founded a retail mortgage brokerage, Loan Depot Express, specializing in small commercial and subprime residential lending. In 2000, she created a web-based company, Nationwide Signature Services, which provided a national network of mobile notaries for loan and other document signings, which she sold to a competitor in 2005. In 1990, she was a co-Founder and Executive Vice President of American Home Capital, a mortgage banking firm specializing in the origination, funding and sale of prime jumbo mortgages. From 1986 to 1990, Ms. Ramocinski was a consultant specializing in problem commercial loan and asset workouts, real estate valuation and complex issue litigation support. During this time, she was appointed President, under the FSLIC management consignment program, to liquidate one of the most fraud-riddled savings and loan associations in the country. Other FSLIC and Federal Home Bank Board related appointments included positions as Chief Financial Officer, Senior Loan Committee, Advisory Board and Board of Directors member for various troubled financial institutions. Prior to that, Ms. Ramocinski was the Syndication Director of a national real estate syndicator. Ms. Ramocinski started her career as a Senior Audit Manager for Deloitte & Touche after earning a BA and MBA from the University of Chicago. She is a Certified Public Account and Real Estate Broker in the state of California. She is a member of the American Institute of Certified Public Accountants, the California State Society of Certified Public Accountants, the Association of Certified Fraud Examiners, the California Mortgage Bankers Association’s Mortgage Quality & Compliance Committee and the Mortgage Bankers Association’s Fraud & Ethics Subcommittee. In March, 2007, she was a featured speaker at the Mortgage Bankers Association’s National Nonprime Mortgage and Networking Conference on the topic of “Mortgage Fraud and Prevention”. In February, 2008, she spoke on the topic of "Distressed Property Values-BPO's, a Users Perspective" at the MBA's National Mortgage Servicing and Expo Conference. In September, 2008, she wrote, "Know What it's Worth: Broker price opinions can help mortgage professionals determine property values", for the Scotsman Guide.

GREG GAULT - Managing Partner Asset Management

Greg Gault is the Managing Director of Asset Management of Kondaur Capital Corporation and is responsible for the management, servicing and liquidation of Kondaur’s acquired portfolio assets, including the origination of loans that refinance such assets. Mr. Gault first worked with Kondaur’s current executive team in 2001 at Park Place Capital Corporation, which was a Scratch & Dent Loan buyer and servicer. While there, he served as Sales Manager, responsible for the liquidation of its clients’ assets, including the origination of loans that refinanced such assets. In 2002, when an affiliate of Ameriquest Mortgage Company acquired certain assets of Park Place Capital Corporation, the business for which Mr. Gault was responsible was incorporated as Quest Asset Management where Mr. Gault was promoted to National Sales Director. When Ameriquest Mortgage Services was formed in 2005, Mr. Gault went on to become the Director of Special Servicing, overseeing default management, liquidation and servicing of all portfolio-owned assets. Prior to joining Kondaur, Mr. Gault worked full-time as a consultant for ConquistAmerica, a retail mortgage banking operation, liquidating its portfolio assets and overseeing a portion of its sales and loan origination retention teams. Mr. Gault’s career began in commercial real estate from 1994 to 2000 in capital markets, investment, acquisition, management and development in Las Vegas and Los Angeles markets. He has a Bachelor of Arts in Finance and Accounting from Washington State University and studied for two years in the Master’s Economics program at the University of Nevada, Las Vegas.

ZACHARY ADAMS - Managing Director

Zach Adams is the Portfolio Director for Kondaur Capital Corporation. His role involves overseeing the status of assets and appropriating them to Kondaur’s team of portfolio managers. In addition to managing financial portfolios, Mr. Adams advises and supervises the recruitment and employment of Kondaur’s portfolio management team. Years of experience in the asset management and mortgage industry provides Mr. Adams with the networking knowledge necessary to bring leading people in the mortgage field into Kondaur’s organization.

Having acquired a Bachelor of Arts in Economics from Eastern Illinois University, Mr. Adams began his career with Planet Mortgage in San Diego, CA. Prospering as a Loan Officer, he was quickly promoted to Sales Manager and finally Branch Manager of the Orange County Branch where Mr. Adams managed over one hundred employees.

Prior to his occupation with Kondaur, Mr. Adams was employed as a Specialty Resolution Manager with Ameriquest/AMC Mortgage Services. In addition to handling a vast portfolio of non-performing assets, Mr. Adams played an intricate role in all aspects of asset resolution including, without limitation, trade through secondary marketing, foreclosures and short sales. Succeeding during his tenure, Mr. Adams became the top manager in every category and continues to hold the same levels of achievement and success with Kondaur.

Raymond Snytsheuvel - General Counsel

Raymond has over 20 years of experience in the residential mortgage lending industry, engaging in many roles covering various areas, including sales, operations, customer service, internal audit, legal and regulatory compliance, risk management, privacy, industry and government relations and law. Over the course of his years in practice, he served as general counsel in three financial services companies, as well as senior regulatory counsel and as Vice President of Compliance at a large, high-profile national mortgage lender. In addition, as a private practice attorney at financial-services law firms, the clients Raymond supported as lead compliance counsel were exclusively financial services firms, including national banks, major multi-state mortgage lenders, and trade groups. There, his practice focused on advising clients on various matters, including business and operations strategies to mitigate Section 8-RESPA risk, directing approaches to multistate state mortgage laws (including licensing), advising on privacy-law requirements, and engaging in and instructing lenders on fair lending risks and analyses.

In addition to managing the legal and compliance risks for the Company, Raymond’s primary focus in legal practice is to advise on: Multistate and federal laws and regulations affecting licensing, loan origination, loan servicing (especially default and “high-touch” servicing), and secondary marketing; in-depth policy analyses on various state and federal laws; legal opinions and operational-implementation strategy advice on state and federal law, such as RESPA (particularly Section 8 issues), TILA, FCRA, ECOA, FDCPA, GLB/Safeguards Rule and Fair Lending. His primary focus.

Raymond is a frequent speaker at various conferences for various industry trade groups, has had the pleasure serving in committee leadership positions for the Mortgage Bankers Association (most recently served as Chair of the Legal Issues Committee), has been invited to train industry professionals (including state examiners via AARMR) on mortgage law and regulation, participates in and influences state and national policy-making debates and processes, and has had the opportunity to author, co-author or contribute to various articles, position papers and other industry-related material.

FRED BAI - Chief Information Officer

Fred Bai is the Chief Information Officer of Kondaur Capital Corporation. He has more than 13 years of leadership experience and over 20 years of Information Technology experience in building IT organizations for both start-up and established companies. An accomplished corporate strategist and technical manager, his vision and expertise in building IT business infrastructures have driven companies toward aggressive corporate goals including initial public offerings. Mr. Bai has used these abilities in various industries that include Unocal 76, Security Pacific Bank, First American Title, Aames Financial, Park Place Capital Corporation and Encore Credit Corp and its affiliates. He has held successful executive and director level positions managing groups up to 200 personnel. Offering operational strengths in building IT organizations, managing organizations toward corporate initiatives and goals, and pioneering cost-effective solutions utilizing cutting-edge technology are his greatest assets. His unique ability to open the lines of communication between business and technology groups create connections, productivity, and synergy. This ability enables IT to implement technology solutions effectively and efficiently.

ROB WILLIS - Director of Servicing

Mr. Willis currently serves as the Head of Loan Servicing for Kondaur Capital Corporation. During his 16 years of mortgage banking & loan servicing experience, Rob has held various key senior executive management positions with companies such as REDC Lender Services, Lenders Direct Capital Corporation, and Acoustic Home Loans.

Prior to joining Kondaur, Mr. Willis served as Managing Director of Asset Management for National Asset Direct, a private equity firm backed by U.S. Hedge Funds from 2007 – 2008 where he was responsible for the Purchasing, Due Diligence and Servicing Oversight functions of the firm.

From 2006 - 2007, Rob served as Senior Vice President, Asset Recovery and Chief Risk Officer, for People’s Choice Home Loans, Inc. where he was responsible for the management of corporate risk, and recovery of distressed assets.

From 2002 – 2006 Rob served as Vice President of Loan Servicing for Acoustic Home Loans where he was responsible for all aspects of loan servicing, default and foreclosure.

From 2000 – 2002 Rob was the Assistant Vice President and Special Assets Manager for Aames Home Loans managing the default collections area.

From 1999 – 2000 he managed the collections group at Master Financial and from 1993 – 1999 Mr. Willis served as Senior Vice President of Loan Servicing Operation for MS Financial Bank where he was responsible for 25 branch offices, 2 call centers and 275 employees throughout Mississippi and Louisiana.

Mr. Willis earned a Bachelor of Science in Business Management from Penn State University while serving in the US Marine Corps.

ALDO MARROQUIN - Director of Operations

Aldo Marroquin is the Director of Operations and Servicing of Kondaur Capital Corporation. During his 17 years in the mortgage industry, Mr. Marroquin has held several key positions. He currently serves as Director of Operations for Kondaur Capital Corporation which purchases, sells and manages distressed loans secured by one to four family residences. During 2006-2007, Mr. Marroquin served as Vice President of Funding for Flexpoint Funding Corporation (formerly known as Homefirst Mortgage) which was a key player in the retail subprime industry until 2007. During 2004-2006, Mr. Marroquin served as Chief Operating Officer for Sprint Funding Corporation. In 2003, Mr. Marroquin co-founded The Mortgage Network, a subprime lender and served as its President & CEO through 2004. During 2002-2003, Mr. Marroquin served as Vice President of Operations & Secondary Marketing for Homefirst Mortgage and, during this time, he was instrumental in its conversion from a broker to a full service lender. During 2001-2002, Mr. Marroquin served as Vice President Director of Operations for Global Lending and, while in this position, he founded its wholesale lending division. From 1999-2001, Mr. Marroquin served as Vice President of Operations for Loan Funding Corporation of America and was primarily responsible for its conversion from a regionalized broker to a nationwide mortgage banker. During 1997-1999, Mr. Marroquin was an underwriter and auditor for Ameriquest Mortgage Corporation. During 1990-1997, Mr. Marroquin worked for one of Bank of America’s servicing units and served in several key roles including Foreclosure Officer and, as such, handled foreclosures nationwide. Mr. Marroquin earned his Bachelor of Science degree in Business Administration from the University of Phoenix.
